Land & grazing leases

Find pasture for your cattle and horses, or put livestock on your land to keep it in ag use.

Keep your ag valuation with a grazing lease

In Texas, land used for agriculture can be appraised on its productive value instead of market value, which can lower property taxes a lot. If you don't run cattle yourself, leasing your pasture to a neighbor rancher is one of the most common ways to keep that use.

  • Usually the land needs a history of agricultural use (commonly 5 of the last 7 years).
  • It must be grazed at the intensity your county appraisal district requires (minimum acres and head per animal unit vary by county).
  • A signed written grazing lease, plus receipts or photos of the livestock, is the best proof of use.
  • Apply with your county appraisal district (Form 50-129) and update them if the use changes.
  • Stopping ag use can trigger a rollback tax on the savings from prior years.

If ag use stops, a rollback tax can recapture about 3 years of savings: plus interest.
